After years of requests from our clients, Home Inspection Authority has created a Home Maintenance Check-Up Service. Maintaining a home is an ongoing responsibility, and between work, family, and everyday life, it’s easy for important items to be overlooked. Many homeowners also aren’t sure exactly what their home needs or when maintenance should be performed. This service is designed exclusively for our existing clients to provide expert guidance, catch small issues before they become expensive problems, and help you keep your home in top condition year after year.

Our Home Maintenance Check-Up Service is designed exclusively for invited clients who have previously had a full home inspection with us. This service is not a complete home inspection like the one performed at the time of purchase. Instead, it is a targeted maintenance evaluation that uses your original home inspection report as a guide to review key systems, components, and previously noted conditions. The goal is to help you stay ahead of routine maintenance, identify developing issues early, and protect your investment over time.

Roofing system and gutters – Visual observation for damage, wear, and maintenance needs
HVAC system and filters – Basic operational check and filter condition review
Visible plumbing, water pressure, and water heater – Visual inspection for leaks, performance concerns, and maintenance issues
Visible interior observation – Review of readily accessible interior areas for observable concerns and safety issues
Visible exterior observation – Assessment of exterior components for visible maintenance or safety issues
Pre-visit phone call – Discuss homeowner concerns, priorities, and areas needing special attention

Pre-Inspection Phone Call

As part of the Home Maintenance Check-Up Service, clients will receive a pre-inspection phone call with the inspector prior to the scheduled service date. This call allows you to discuss any concerns, questions, or issues you may be experiencing in the home so they can be noted in advance. Reviewing these items ahead of time helps ensure the inspection is focused, efficient, and tailored to your home’s specific needs, allowing the inspector to take a closer look at the areas that matter most to you when we arrive.

Accessory Dwelling Units (ADUs)

  • Up to 1,000 sq ft$49.00
    ADU pricing only valid when performed in conjunction with a Single-Family Home Check-Up.

Condominiums (Single-Level Layouts)
